1624 4th Ave (The old Sherman Clay building)

This was a full Substantial Alteration project on this existing building requiring full structural, life-safety, accessibility and selective WSEC upgrades affecting the entire shell and core. The original structure was built in the early 1900's. The version that we encountered (from the time frame of the Seattle World's Fair) had a series of tightly spaced precast concrete fins creating a staccato fenestration pattern across the entire façade.

We replaced these with the curtain wall you see here, exposing and highlighting the original structure of the building. At the same time, a major national restaurant chain took the basement space for their downtown (pre-covid) presence. This TI construction ran simultaneously with the shell and core improvements. We oversaw and coordinated the construction of both efforts.
